Texas Sales Agent or Broker License: Which Comes First?
Short answer. In Texas, almost everyone starts with a sales agent license. TREC lists 180 classroom hours for it, and the broker license adds four years of active experience, 720 experience points and far more education. A sales agent works under a sponsoring broker. A broker can work alone or sponsor others.
Which license do you get first in Texas?
You get the sales agent license first. The broker path on the TREC website asks for four years of active experience as a licensed sales agent or broker, so you cannot skip ahead to it. The only exception TREC notes on its sales agent page is for attorneys, who must first become a licensed sales agent before they seek a broker license.
This guide compares the two licenses side by side so you can see what each one asks of you and what each one lets you do. We read the TREC sales agent page, the TREC individual broker page and the Bureau of Labor Statistics (BLS) handbook entry on October 30, 2026. Rules change, so check TREC before you act.
What does each license ask of you?
Here is the plain comparison, built from the two TREC pages.

What can a sales agent do?
A sales agent can help people buy, sell and lease property, but only while sponsored. TREC says you receive an inactive license first. To become active and do brokerage work, a broker must sponsor you. You or the sponsoring broker can send the sponsorship request through the REALM Portal.
That means the first real decision after the exam is not about a second license. It is about who you will work under. Our guides on what a sponsoring broker is and how to find one walk through it.
What can a broker do that a sales agent cannot?
In plain terms, a broker license is the one that lets you work without a sponsor and lets you sponsor other agents. The TREC broker page does not describe sponsorship rules, so we do not list more than that here. Brokers also carry more responsibility. TREC requires broker applicants, brokers and delegated supervisors to complete a six-hour Broker Responsibility Course as part of their continuing education.
Many agents never need that. If your goal is to help clients and build a client base, a sales agent license under a good sponsoring broker is enough. The broker license matters if you want to run your own brokerage or supervise other agents.
How long does each path take?
The sales agent path has no experience step, so the time depends on your courses, your background check and exam scheduling. TREC lists the steps in this order: create a REALM Portal account, finish the qualifying courses, submit the application and fee, complete fingerprinting and the background check, pass the exams, then find a sponsor.
The broker path adds a long wait that you cannot speed up. You need four years of active experience, and that experience has to fall in the 60 months before you file. Each transaction you claim needs a transaction identification list. So the earliest you could file is years after you start. See our guide on the full broker license requirements for the course details.
What does the data say about earnings for each role?
The BLS reports pay for brokers and sales agents separately. The numbers are for the whole country, not for Texas or the Dallas area, and they describe what typical people in each job earned, not what a new agent should expect.
| Measure (BLS, May 2025) | Brokers | Sales agents |
|---|---|---|
| Median annual pay | $73,220 | $52,830 |
| Lowest 10 percent earned less than | $37,110 | $32,970 |
| Highest 10 percent earned more than | $143,300 | $123,590 |
| Jobs in the U.S. (2025) | About 103,500 | About 427,000 |
| Self-employed | About 55 percent | About 54 percent |
How should you read those pay numbers?
Two cautions help. First, the BLS says most income in this field comes from commissions, and pay can be irregular, especially for beginners. Second, brokers in the data are people who have been in the business a while, and many own or run a firm. A higher median for brokers reflects that, not a promise that a license alone raises income.
The BLS also says most states require a broker to have at least two years of experience as a licensed sales agent. Texas is stricter on the experience rule, at four years in the last five. Always use the TREC page for Texas.
Who should plan for a broker license early?
Think about the broker license early if one of these sounds like you.
- You want to open your own brokerage someday.
- You want to supervise or sponsor other agents.
- You already work in a related field, such as property management or investing, and see real estate as a long-term business.
- You like the legal and business side of the work and want the extra training.
Who is fine with a sales agent license for years?
Most people starting out. If you want to focus on clients, learn local markets and grow a base of past clients and referrals, you can do all of that as a sales agent. You can plan for a broker license later, once you know your goals.
One planning tip from the TREC broker page: the Real Estate Brokerage course must be done no more than two years before you apply. Do not take it too early. Also, extra experience points above 720 can count toward some of the related education, so keep clean records of your transactions from the start.
What mistakes do people make with this choice?
These come up often and are easy to avoid.
- Looking for a way to go straight to a broker license. In Texas the experience step makes that impossible.
- Assuming a broker license means higher income right away.
- Waiting to track transactions. The broker application needs a list for each one you claim.
- Taking the Real Estate Brokerage course too early and having it fall outside the two-year window.
- Skipping the sponsor search. An inactive sales agent license cannot be used for brokerage work.
A simple way to decide
Ask three questions. What do I want to do in the next two years? Do I want to run a brokerage or sponsor others? Can I keep good records for four years? If you only answer yes to the first, plan on the sales agent license and look for a sponsor who offers training. If you answer yes to the other two, start tracking your transactions on day one.

Common questions
Can I get a Texas broker license without being a sales agent first?
Not in practice. TREC asks broker applicants for four years of active experience as a licensed sales agent or broker in the 60 months before filing, and it notes that an attorney seeking a broker license must first become a licensed sales agent.
How many hours of courses does a Texas sales agent need?
TREC lists 180 classroom hours from a TREC-approved qualifying education provider.
How many hours does a broker need?
TREC lists 270 classroom hours of qualifying courses plus 630 hours of related courses or approved continuing education, including the six-hour Broker Responsibility Course.
Do sales agents work alone?
No. TREC says a new license is inactive until a broker sponsors you. You need a sponsor to do brokerage work.
Does a broker license pay more?
BLS data shows a higher national median for brokers than for sales agents, but pay depends on commissions and effort. A license alone does not set your income.
Do I need a new REALM Portal account for the broker license?
TREC says holders of a sales agent license do not need a new account for the broker application.
How long is a license application valid?
TREC says a sales agent or broker application expires one year after filing, and all requirements must be met within that year.
