How Many Hours Does It Take to Get a Texas Real Estate License?
Short answer. A Texas sales agent applicant must complete 180 classroom hours of qualifying real estate courses. TREC lists six courses at 30 hours each: Principles of Real Estate I and II, Law of Agency, Law of Contracts, Promulgated Contract Forms and Real Estate Finance. TREC is the source for this list.
The six courses
TREC is the Texas Real Estate Commission. Its sales agent page says you must complete 180 classroom hours of qualifying courses. The list is below. Six courses times 30 hours is 180.
| Course | Hours |
|---|---|
| Principles of Real Estate I | 30 |
| Principles of Real Estate II | 30 |
| Law of Agency | 30 |
| Law of Contracts | 30 |
| Promulgated Contract Forms | 30 |
| Real Estate Finance | 30 |
| Total | 180 |
What the hours mean for your calendar
The hours are a fixed total. How long it takes you depends on the school and on your own schedule. TREC does not set a pace on the page we checked, so a school may offer a faster or slower plan.
Do your own math before you enroll. Take 180 and divide by the hours you can study each week. That gives you a rough number of weeks. It is only a planning estimate, not a TREC rule.
| Hours you study each week | Rough weeks to reach 180 |
|---|---|
| 5 | 36 |
| 10 | 18 |
| 15 | 12 |
| 20 | 9 |
| 30 | 6 |
Pick a school TREC has approved
TREC says providers cannot do business until the Commission approves them. Courses are approved too. TREC has a Search Approved Courses tool under its Education menu. It has a Provider Search box and a filter for Online, Correspondence or Classroom.
Look up the school and the exact course before you pay. If you cannot find it, ask the school to show you its approval.
TREC also publishes exam pass rates by provider for sales agents and brokers. You can use that page when you compare schools.
Read the enrollment agreement
TREC says a provider's enrollment agreement should cover these items. Ask to see the agreement before you pay.
- Tuition and an itemized list of fees for materials
- Attendance rules and make-up procedures
- The refund policy, including what happens if you are dismissed or withdraw
- How final exams are proctored, and any fee for it
- A Criminal History (Fitness Determination) notice
Final exams are closed book
TREC says a provider's final exam rules should be described in the agreement as closed-note and closed-book. Plan to study, not to look things up.
Keep your completion certificate
TREC says that when your courses are complete, you get a course completion certificate. You upload it when you apply through the REALM Portal.
Save each certificate in two places. A photo on your phone and a file on your computer is enough.
Will college classes count?
TREC says that if you took a qualifying course at an accredited college for credit, you may upload a transcript for review. It also says a college transcript generally will not meet the qualifying course rule unless it covers the specific courses on the list.
So a general business degree is not a shortcut. Ask TREC about your own transcript before you assume anything.
Do not apply too early
TREC says not to submit your license application until you have finished all of the required pre-licensing education. Your application expires one year from the date you file it.
Finish the six courses first. Then file, so the one-year clock starts when you are ready for the next steps.
A worksheet to compare two schools
Fill this in for each school you are thinking about. Write the answers down. Do not rely on memory or a sales call. This is our own planning tool, not a TREC form.

Online, correspondence or classroom
The TREC course search lets you filter by Online, Correspondence or Classroom. The TREC sales agent page uses the words classroom hours for the 180 total. The page we checked did not explain how delivery types fit that wording.
So do not guess. Ask TREC or read the course listing before you pay. A school can tell you how it delivers a course. TREC decides what counts toward your license.
Who to ask when something does not match
A school sells courses. TREC sets the rules for your license. If a school says one thing and the TREC page says another, trust TREC and ask the school to explain in writing.
TREC also tells students that if a provider seems to break TREC rules, you can file a complaint through its File a Complaint page. Most problems never need that step. Read the agreement first and you will avoid most of them.
A simple way to plan the 180 hours
This is a planning idea from us, not a state rule. Think of the six courses as six small goals instead of one big one.
- Write the six course names on a page and pick a target date for each.
- Block study time on your calendar before you enroll.
- After each course, save the completion certificate right away.
- Keep a note of any question about your own case to ask TREC.
- Start reading about sponsoring brokers when you reach the last two courses.
Mistakes to avoid
These are planning mistakes, not TREC rules.
- Paying a school before checking its approval on the TREC search tool.
- Signing up without reading the refund terms.
- Counting on a college transcript to replace a course.
- Filing the application before the last course is done.
- Losing the completion certificates.
- Waiting until you pass to think about a sponsoring broker.
What comes after the courses
Courses are one step on the TREC list. The list also has fingerprints, the honesty standard and the state and national exams. Our guide on Texas real estate license requirements covers the full list, and how long it takes to get licensed looks at timing.
Education only, not legal, tax or financial advice. Confirm licensing rules with TREC, because requirements and fees can change.
