How to Join a Real Estate Brokerage in Texas: From Offer to First Day

Short answer. To join a brokerage in Texas, pick a broker, read the agreement, and pin your license to your TREC REALM account. Then you or the broker requests sponsorship and the other side accepts. TREC says it is effective once it shows correctly in REALM. After that you can update your IABS, list the broker in contracts and advertise.

The short answer

Joining a brokerage in Texas has two parts. One part is private: the agreement between you and the broker. The other part is public: the sponsorship that TREC records in its REALM Portal.

This guide puts both in order. Facts about TREC come from TREC pages, checked October 16, 2026. The agreement part is our general guidance, because every brokerage writes its own.

Step by step

The order below is ours. The TREC facts in it are listed in the table that follows.

  • Choose the brokerage. Compare cost, training, support and how pay works. Our questions to ask a brokerage guide can help.
  • Ask for the full agreement and fee list in writing. Read both before you say yes.
  • Pin your license record to your REALM Portal account, if you have not already.
  • You or the broker sends the sponsorship request in REALM. The other side accepts it.
  • Check that the sponsorship shows correctly in REALM.
  • Update your IABS form, list the broker in your contracts, and advertise under the broker.
  • Finish onboarding with the office: systems, training, and who answers your questions.

What TREC says about each part

This table only lists what the TREC pages say.

The part TREC does not spell out

The TREC page says videos explain how to request and accept a sponsorship, and it lists a help item called "How to Accept or Change Sponsorship in the REALM Portal." The page text itself gives no click steps. Use those TREC videos for the exact screens.

If you hold a license that is inactive, a sponsorship is also how it becomes active. See inactive Texas license, how to activate.

Check the agreement before you request sponsorship

These items are our general guidance, not a TREC rule. Ask for answers in writing.

  • What you pay, and when: per deal, monthly, yearly, or none.
  • How commission is split and paid, and what the broker keeps.
  • What happens if you leave: pending deals, listings, and notice.
  • What the brokerage provides, and what you buy yourself.
  • Whether the brokerage has team rules, lead rules or required training.
  • Who your broker is and who you call with a legal or contract question.

Money rules to know on day one

The TREC REALM page for brokers lists a few points that matter to new agents. Sales agents cannot have escrow accounts, and money must go to the sponsoring broker. Commissions must be paid through the sponsoring broker. A sales agent cannot advertise under their own assumed business name. TREC treats that as a team name that the sponsoring broker must register.

So expect your pay and your marketing to run through the broker. Ask how the office handles both.

Who is responsible for what

The TREC page for brokers says a broker may let a delegate help with administrative tasks in REALM. The broker stays responsible for everything submitted under the broker's license. TREC also says a broker can name a delegated supervisor, but that "does not transfer ultimate responsibility."

For you, this means the name on your sponsorship is the person who answers for your work. When the office has a delegate, a supervisor or a team lead, ask who does what. Ask who you call when a contract question comes up late on a Friday.

TREC also says it does not review sales agents' ads directly. Brokers must have written policies for reviewing them. Ask to see that policy before you post your first ad. Our advertising rules guide covers what must appear on your marketing.

What to do on your first day

This list is our general guidance.

  • Confirm in REALM that your sponsor is listed.
  • Put the broker on your IABS and on any contract you use.
  • Learn how to submit a contract and who reviews it.
  • Ask how advertising gets approved. TREC says brokers must have written policies for reviewing sponsored agents' ads.
  • Set up your phone, email and calendar for work.

A short example

This example is ours. You read an agreement, ask three questions, and sign. The broker sends you a request in REALM, and you accept it. The sponsor shows correctly that afternoon. You update your IABS form and your email signature, and you start your first call list.

If the public search still shows the old status for a few hours, that is expected. TREC says a sponsorship that shows correctly in REALM is effective.

Common mistakes

These are our view of likely mistakes, not a TREC list.

  • Telling people you work for the new broker before the sponsorship is effective.
  • Signing before you see the full fee list.
  • Forgetting to update the IABS form and contract forms.
  • Assuming an office name or team name is the broker of record.
  • Not asking what happens to pending deals if you leave later.

If you are switching, not joining for the first time

Moving from one brokerage to another adds steps for pending deals and for ending the old sponsorship. Read how to change sponsoring brokers in REALM and the switching guide.
