What Should a New Real Estate Agent Do First? A Texas Checklist
Short answer. After you meet TREC requirements you get an inactive license. Your first job is to find a sponsoring broker, because a sales agent may not do brokerage work without one. You or your broker can send the sponsorship request in the REALM Portal. Once it shows correctly there, it counts as effective.
The short answer
Your first move is not a business card or a website. It is a sponsor. TREC says a sales agent may not engage in brokerage activity unless associated with and acting for a sponsoring broker. Until that is done, your license stays inactive.
Everything below is in order. Do step 1 before step 2, and so on.
Your first steps in order
TREC pages checked October 16, 2026 support the facts in steps 1 to 4. The rest is our general guidance.
- Check where you stand. After you meet the requirements, TREC says you receive an inactive license.
- Choose a sponsoring broker. Read our questions to ask before you sign and how to choose a brokerage.
- Send or accept the sponsorship request in the REALM Portal. TREC says you or your broker can submit it.
- Confirm it shows correctly in REALM. TREC says that once it does, it is considered effective, even before the License Holder Search updates.
- Update your Information About Brokerage Services (IABS) and set up your email and contact details with your new broker.
- Ask your broker about training, who answers your questions, and how you will get your first clients.
- Put your license expiration and your first renewal courses on your calendar.
Who does what
This table shows the stages in plain words. The first three rows come from the two TREC pages we read on October 16, 2026. The last row is our general guidance.
| Stage | What happens | Who acts |
|---|---|---|
| Requirements met | TREC issues an inactive license | TREC |
| Sponsorship request | Request is sent in the REALM Portal | You or your broker |
| Sponsorship accepted | Shows correctly in REALM and counts as effective | The other side accepts |
| Setup | Update IABS, email, contracts and training plan | You, with your broker |
What an inactive license means in practice
An inactive license is a real license. It is not a pending one. But it is not tied to a broker, so it does not let you act as an agent for clients. TREC states that a sales agent may not engage in brokerage activity unless associated with and acting for a sponsoring broker.
That means no showing homes for clients, no taking listings and no negotiating for pay while you are inactive. If you are not sure whether a task counts as brokerage activity, ask TREC or wait until your sponsorship is effective.
A simple first-week plan
This plan is our general guidance. Adjust it to your life and job.
- Day 1: write down what you need from a broker, such as training, a lead plan, a fee you can afford and a place to ask questions.
- Days 2 to 3: contact two or three brokerages and ask the questions in the list above. Ask for fee details in writing.
- Days 4 to 5: compare the answers side by side. Our brokerage questions guide can help.
- Day 6: choose one, then agree on who will start the request in REALM.
- Day 7: check that the sponsorship shows correctly, then update your IABS and contact details.
Why the sponsor comes first
TREC says you need a sponsoring broker to move to active status and to practice brokerage activity. You can read the rule on the TREC sales agent page. This is why a sponsor choice is the first real decision of your career.
Take your time with it, but do not wait months. An inactive license cannot be used to work with clients while you decide.
How sponsorship works in REALM
The TREC sponsorship page says brokers and sales agents can request and accept sponsorship changes in the REALM Portal. It does not say which side has to start it. It points to videos for the click steps and gives no written steps, so watch those before you begin.
Once the sponsorship appears correctly in REALM, TREC says license holders may update their IABS, list the new broker in contracts and advertise under the new broker. Updates can take a few hours to show.
What to ask before you pick a broker
This list is our general guidance, not a TREC rule. Put the questions in an email and keep the answers.
- What fees do I pay, and when? Get the full fee list in writing.
- How is commission paid, and what does the broker keep?
- Who trains me, and how often can I ask questions?
- Do you provide leads? If so, how are they given out, and what is expected of me?
- What happens if I want to leave?
Do not forget your first renewal
TREC lists courses you must finish before your first renewal. Our SAE hours guide covers it, including a conflict on the TREC page between 90 and 270 hours. Call TREC to confirm your number. Do not leave this for the last month.
What comes after the sponsor is set
Once you are active, the work is finding people to help. Start with our guides on your first week, how new agents get clients and the first 90 days. Plan a first year budget too, since income can be slow to start.
Common mistakes in the first days
These are our view of likely mistakes, not a TREC list.
- Signing with the first broker who says yes, without reading the fee list.
- Advertising before the sponsorship shows in REALM.
- Spending on a website, signs and cards before you have a plan for clients.
- Skipping the renewal course plan.

Common questions
What is the first thing a new real estate agent should do?
Find a sponsoring broker. TREC says a sales agent may not do brokerage activity unless associated with and acting for one.
Can I work with clients on an inactive license?
No. TREC says you need a sponsoring broker to move to active status and practice brokerage activity.
Who sends the sponsorship request?
TREC says you or your broker can submit a request in the REALM Portal. Brokers and sales agents can both request and accept changes.
When does a sponsorship take effect?
TREC says that as long as it appears correctly in the REALM Portal, it is considered effective. Updates can take a few hours to show.
What should I do about my first renewal?
Plan the courses early. TREC lists required courses before the first renewal, and its page shows two different hour totals, so call TREC to confirm yours.
Should I buy marketing before I am sponsored?
We suggest waiting. You cannot advertise under a broker until the sponsorship is effective, and the broker may supply tools you would otherwise pay for twice.
