Seller guides / DFW homeowners
What would I keep after selling my DFW home?
By The Bauer Group. Published and sources checked October 28, 2026.
Short answer. Estimate proceeds by subtracting your actual loan payoff, agreed selling costs, seller credits and other applicable adjustments from the proposed sale price. Use written figures and label estimates. Your mortgage statement balance is not necessarily a payoff quote, and the highest offer does not always leave the highest net.
Which inputs do you need?
Start with a proposed price or a supported range. Obtain a payoff quote through your lender's approved process. Ask the title professional for estimated closing items and the agent for the fees and services you would agree to.
Keep credits, repair payments and other adjustments on separate lines. Do not assume any commission rate or allocation of closing costs. Contract terms and the actual transaction determine what is paid.
- Proposed sale price and its assumptions.
- Lender payoff and the date through which it applies.
- Agreed brokerage fees and estimated title or closing items.
- Seller credits, repairs and other applicable adjustments.
How should you compare two offers?
Use the same categories for both offers. Compare proceeds, contingencies, funding assumptions, timing and any documented risk. A higher price with larger credits can produce a different net than its headline suggests.
Have the agent explain the terms and a qualified professional address legal or financing questions. A net sheet is an estimate and does not guarantee that an offer will close.
What about preparation and waiting costs?
Add preparation expenses you will actually pay, even if they are paid before closing. When comparing sale timing, include relevant ownership expenses using a consistent method. Avoid subtracting a repair twice because it appears both in a preparation budget and a closing credit.
Separate cash-flow planning from tax gain. IRS Publication 523 explains concepts used to calculate gain; the amount received at closing and taxable gain are not the same calculation. Have a tax professional apply the rules.
What does this mean for a home that did not sell?
Revisit the net at more than one supported price and compare a price adjustment with a credit or targeted repair. Keep uncertain costs visibly marked rather than using an exact-looking total based on guesses.
A required net amount is a planning constraint, not evidence that buyers will pay a particular price. If the likely sale proceeds do not support your next move, discuss timing and alternatives before another listing.
Common questions
Is my mortgage balance the exact payoff?
Request the lender's payoff quote and check its date and instructions rather than assuming the statement balance is sufficient.
Does this site calculate my actual proceeds?
No. It explains the inputs. Your agent, lender and title professional need to verify transaction-specific figures.
Are commissions fixed?
Do not assume a fixed rate. Discuss and document the services and compensation agreed for your transaction.
Is take-home cash the same as taxable gain?
No. Tax calculations have different inputs and rules. Consult a tax professional.
