Should I reduce my DFW home price or offer concessions?

By The Bauer Group. Published and sources checked October 28, 2026.

Short answer. Compare what each option changes for the buyer and what it costs you. A lower price, a closing-cost credit and a repair are different offers. Check current competition and have a lender verify financing effects and limits. Choose a plan using estimated net proceeds, not the headline alone.

What problem would each option solve?

A price change alters the asking amount and may change which searches include the property. A credit may help with eligible closing costs. A repair may remove a documented objection. These options are not interchangeable.

If the problem is lack of relevant exposure, confirm listing accuracy and presentation. If a buyer cannot use a proposed credit, the headline amount may have little practical value to that buyer.

How do you compare the seller cost?

Prepare separate net sheets using the same payoff and closing assumptions. Show the proposed price, credits and repair costs on their own lines. Use actual written quotes where possible.

Include extra ownership costs when comparing a later sale with a current option, but distinguish the full cash payment from economic cost. For example, mortgage principal can change the payoff balance. Avoid counting the same item twice.

What needs lender or professional confirmation?

Have the buyer's lender explain which concessions are permitted for that loan and how any rate buydown would work. Do not advertise an assumed payment, approval or savings as universally available.

For repairs, confirm the scope, permits when relevant, cost and timeline with appropriate professionals. A repair allowance does not establish the actual condition or eliminate disclosure obligations.

How should the plan be presented?

Ask the agent for the buyer-facing reason behind each option, the estimated effect on your proceeds and the facts that would trigger a review. Make the final terms clear in the contract with appropriate professional help.

This guide does not recommend a particular dollar reduction. A useful recommendation needs your property, the current alternatives and your objectives. The seller self-check helps identify which information is missing.

Common questions

Is a credit always cheaper than reducing price?

No. Compare actual proposed amounts, financing eligibility, seller proceeds and the buyer problem being addressed.

Can every buyer use the same credit?

Do not assume that. Loan requirements and transaction details matter; have the lender verify.

Should I copy a builder's mortgage offer?

Only compare verified terms. Builder offers can have conditions that do not apply to your resale.

Can I guarantee a monthly payment in my listing?

Do not make an unsupported payment promise. Have financing and advertising language checked by the appropriate professionals.
