How much could my home sell for in DFW?

By The Bauer Group. Published and sources checked October 28, 2026.

Short answer. A useful sale-price estimate needs relevant recent sales, current competition and your home's condition and features. Start with a supported range and explain its assumptions. An online estimate, county appraisal and asking price serve different purposes. None is a promise of what a buyer will pay.

Which number are you looking at?

An asking price is the seller's proposed price. A completed sale reflects one transaction. An online estimate is a model output. A county appraisal is part of the property-tax system. These numbers should not be treated as interchangeable.

Zillow describes its Zestimate as an estimate, not an appraisal. A licensed appraiser's work and a real estate agent's comparative market analysis also serve different purposes. Ask which service you are receiving and how it was prepared.

What should a DFW comparison include?

Begin with similar properties in the same practical market. Check location, property type, size, age, condition, lot and features. Favor useful recent evidence rather than distant examples selected only because they support a preferred price.

Account for competing new homes when relevant. An advertised incentive can have eligibility rules and financing conditions. Compare verified terms and total buyer costs. Metro-wide reports provide context, but a neighborhood comparison is still needed.

Why use a range instead of one exact number?

Different assumptions about preparation, concessions and timing can lead to different pricing choices. Ask which assumptions support each end of the range and what evidence would cause it to change.

The purpose is to make a decision with uncertainty visible. This website does not return an address-based valuation and has not inspected your property. A price discussion with the brokerage requires property-specific research.

How much would you keep after a sale?

The sale price is not the amount you take home. Subtract the actual loan payoff, agreed selling costs, seller credits, repairs you pay for and other closing adjustments. Use written estimates and keep unknown items separate.

Before deciding to sell, request both a pricing explanation and an estimated seller net sheet. Have a title professional confirm closing items and a tax professional address tax questions. A hoped-for net amount does not establish market demand.

Common questions

Is a Zestimate an appraisal?

No. Zillow expressly distinguishes its estimate from an appraisal.

Does my tax appraisal set my sale price?

It does not tell you what a particular buyer will offer today. Review current transaction evidence and competition.

Can this website give an instant value?

No. The self-check organizes your questions. It does not produce a price estimate or access your MLS record.

What should I prepare for a pricing discussion?

Your address, property details, known condition, updates, previous listing history and selling timeline. Share private documents only through an agreed secure process.
