Is Real Estate a Good Career in 2026? An Honest Answer
Short answer. It can be, for the right person. BLS lists a median pay of $52,830 for sales agents in 2025 and projects 2 percent job growth to 2035. Pay is mostly commission and can be uneven for beginners. It fits people who can handle a slow start and manage their own time.
The short answer
Real estate is a good career for some people and a poor fit for others. The data does not say it is a safe path or a risky one. It says the job pays by commission, many agents are self-employed, and early income can be uneven.
So the better question is whether it fits you. This guide gives the facts first, then a short list of traits and a low-cost way to test the idea before you commit.
What BLS says about pay and demand
The U.S. Bureau of Labor Statistics covers this work in its Occupational Outlook Handbook. We read the page on October 16, 2026. The page was last modified August 27, 2026.
- Median pay for sales agents: $52,830 per year in May 2025. Half earned more and half earned less. For brokers it was $73,220.
- Jobs: about 427,000 sales agent jobs and about 103,500 broker jobs in 2025.
- Outlook: BLS projects 2 percent growth from 2025 to 2035 and calls it slower than average.
- Openings: about 40,400 per year on average, mostly from people who move to other jobs or leave the workforce.
- Self-employment: about 54 percent of sales agents are self-employed.
- Entry education: a high school diploma or equivalent, plus a state license.
What the numbers do and do not tell you
A median is the middle of the group. It does not predict what a new agent will earn in year one. The BLS figure covers all sales agents, from brand new to very experienced. Some earn much less and some earn much more.
Slow job growth does not mean there is no room. BLS says most openings come from people leaving the field. That tells us the field has turnover. It does not tell us why each person left, and we will not guess.
How the pay works
BLS says agents earn most of their income from commissions. A commission is paid when a sale closes. In Texas, commissions are paid through your sponsoring broker. So you can work for weeks before any pay arrives.
BLS also says earnings may be irregular, especially for beginners, and agents sometimes go weeks or months without a sale. Plan your money with that in mind. Our first-year budget guide shows how to plan a cash cushion, and how agents get paid in Texas explains the flow of a commission.
What it takes to start in Texas
TREC lists the steps for a sales agent license. We read the page on October 16, 2026.
- Be at least 18 years old and a U.S. citizen or lawfully admitted alien.
- Meet TREC standards for honesty, trustworthiness and integrity.
- Complete 180 classroom hours of qualifying education.
- Apply online in the REALM Portal and pay the fee on the TREC fee schedule.
- Get fingerprinted with the Texas Department of Public Safety and pass the background check.
- Pass the state and national exam sections.
- Find a sponsoring broker. A new license starts inactive until a broker sponsors you.
The costs before the first paycheck
The costs come first and the income comes later. You pay for education, the TREC application, the exam and fingerprints before you can work. After that, a brokerage may charge fees of its own. TREC does not set those, so you need them in writing.

Good fit or poor fit: a quick check
Use this table as a quick self-check. It is our general guidance, not research.
| Question | Leans good fit | Leans poor fit |
|---|---|---|
| Cash cushion | Savings or other income for slow months | Need a steady paycheck right away |
| Working style | Comfortable without a boss setting each day | Need close daily direction |
| Sales and follow-up | Willing to call, follow up and ask | Dislike sales or rejection |
| Schedule | Can work evenings and weekends | Need fixed weekday hours only |
| Paperwork | Fine learning contracts and forms | Avoid detail work |
Traits that tend to fit
These traits are our general view, not research findings. They are a prompt to be honest with yourself.
- You can handle uneven income and have savings or other income to cover slow months.
- You can work without a boss telling you what to do each day.
- You are willing to talk to people, follow up and ask for business.
- You can work evenings and weekends when clients are free. BLS says schedules often include them.
- You like to learn rules and paperwork, because contracts and forms are part of the job.
Signs it may not fit right now
These are also general guidance.
- You need a steady paycheck every two weeks and have no cushion.
- You dislike sales, follow-up or rejection.
- You expect a brokerage to hand you clients. See do brokerages give you leads.
- You plan to quit your job first and figure it out later.
A low-risk way to test the idea
You do not have to bet everything at once. Here is a simple order that limits your risk.
- Talk to three working agents. Ask what their first year looked like and what they wish they had known.
- Add up your costs and your cushion. Use the budget guide above.
- Read the TREC steps above and check that you meet the basic rules.
- Think about starting part time. See part-time real estate agent in Texas for what to plan for.
- Before you choose a sponsor, get fees and exit terms in writing.
A note on 2026 conditions
Markets rise and fall, and BLS says income depends on economic conditions, motivation and the types of property available. We do not predict the market. We cannot tell you whether next year will be easy or hard, and anyone who claims to is guessing.
What you can control is your cash plan, your skills and the support you pick. Those matter in any market.
