How Long Until Your Texas Real Estate License Is Issued?

Short answer. TREC says to allow up to four weeks from your application date for review. Once the status reads Pending Exam, wait 24 to 48 hours for the exam authorization email. TREC does not publish a time for issuing the license after you pass, so we cannot give you a number. It is issued inactive.

The short version

People ask how long the whole license process takes. The honest answer is that TREC gives one firm number and leaves the rest open. On its REALM Portal page (updated April 10, 2026, checked October 15, 2026), TREC says: allow up to four weeks from your application date for processing.

That four weeks covers the review of your application. It is not the time from your first class to a license in your hand. This guide splits the path into stages so you can see which times are published and which are not.

Stage one: the application review

You file your application in the REALM Portal. TREC says additional information may be required during review. When that happens, your status changes to Additional Information Required, and TREC sends you a message about what to upload.

TREC lists these statuses on its REALM page:

  • Submitted: TREC has received your application.
  • In Review: TREC has opened your application and is sending your fingerprint instruction letter. It is also checking whether you meet the qualifications.
  • Additional Information Required: TREC has sent you a message asking for more details.
  • Pending Exam: TREC has reviewed your application and found you eligible to sit for an exam.

Stage two: the exam authorization email

TREC says to wait 24 to 48 hours for the exam authorization email after your REALM status changes to Pending Exam. That email is what lets you schedule with Pearson VUE. Our guide on where to take the exam explains the scheduling steps.

The REALM page also uses a checklist. A green checkmark means an item is complete and cleared. An hourglass means TREC is still processing it or waiting for information such as exam results or fingerprint records.

Stage three: fingerprints and the background check

The TREC sales agent page (checked October 15, 2026) says your fingerprints must be on file with the Texas Department of Public Safety. It also says you will not receive a license if you do not pass the background check, and that investigations can cause delays.

The REALM page says the fingerprint instruction letter goes out while your application is In Review. So you do not have to wait for the exam to start this step. Our license requirements guide covers the background check in more detail.

Stage four: the license itself

Here is the part we could not confirm. The TREC sales agent page says that after you meet the requirements, you will be issued an inactive license. It does not say how many days or weeks that takes. The REALM page we read does not describe issuance timing either.

We looked for a TREC processing dates page and could not load one on October 15, 2026. Third-party sites quote ranges, and some say the timing varies. We do not repeat them here, because we could not tie them to a TREC source. If you want a date, ask TREC, or check the status checklist in your REALM account.

Stage five: sponsorship makes it active

An inactive license is not the same as one you can work under. The TREC page says you must be sponsored by a broker to move to active status and practice brokerage activity. You or your sponsoring broker can submit the sponsorship request in the REALM Portal.

That means the real finish line for most new agents is an active license, not an inactive one. Our guides on what a sponsoring broker is and finding one after the exam walk through this step.

Clocks that keep running

Two clocks matter while you wait. TREC says your application expires one year from the date it is filed, and all license requirements must be done within that year. It also says exam results for each section are valid for one year from the passing date, and you must pass both the State and National sections before the application expires.

If you fail an exam three times, TREC says you must complete additional education before testing again. Nothing here changes with how fast TREC reviews your file, but a late start on the exam leaves less room for surprises.

Ways to avoid slowing yourself down

These are planning ideas from us, not TREC rules. Most delays we can control come from missing items.

  • File your application only when you are ready to finish within the year.
  • Check your REALM account often so you see a request for more information right away.
  • Answer any TREC message the same day if you can, and upload what it asks for.
  • Book your fingerprint appointment as soon as the instruction letter arrives.
  • Keep your legal name the same across your application, your ID and your exam registration.
  • Start talking to brokers before you pass, so sponsorship is not the last thing you do.

A sample planning timeline

We cannot promise dates. But you can plan with the numbers TREC does publish. This table uses only those.

What to do if you feel stuck

If your status has sat for longer than four weeks from your application date, look for a message in your REALM account first. TREC says additional information may be requested there. If nothing is asking for action, contact TREC through the agency contact page. We do not process licenses and cannot see your file.
