Buying or Selling a Home in Denton, TX: A College Town Market

Short answer. Denton is the county seat of Denton County and home to two universities, the University of North Texas with more than 42,000 students and Texas Woman's University with more than 13,000. Renters, investors and families share the market, so know which buyer or tenant your home appeals to.

What shapes the Denton housing market?

Denton counted 66,270 people in 1990, 80,537 in 2000, 113,383 in 2010 and 139,869 in 2020. The Census Bureau's 2025 estimate is 169,431, which makes it one of the larger cities in Texas. Wikipedia ranks it 20th most populous in the state by the 2020 Census.

The University of North Texas reports more than 42,000 students and is the fifth-largest university in Texas, and Texas Woman's University reports more than 13,000. That is our reading, not a statistic: homes near campus attract rental interest, while edge neighborhoods draw families. Wikipedia reports a 2020 median household income of 60,018 dollars and about 15.7% of residents below the poverty line, and the Census table below shows the current figures.

What is the history behind the square?

Denton County was formed in 1846 and the city is named for John B. Denton, a preacher and lawyer killed in 1841. The county seat moved to Denton in 1857, the town was incorporated in 1866 and a railroad arrived in 1881. North Texas Normal College opened in 1890 and a women's industrial college, now Texas Woman's University, was established early in the 1900s. The council-manager charter was adopted in 1959.

The Denton County Courthouse-on-the-Square sits at the center of the square, is on the National Register of Historic Places and was restored in 1986. The square is bordered by Oak, Hickory, Locust and Elm Streets and hosts shops, restaurants and the Denton Holiday Lighting Festival. Older homes near the square are often a different purchase from a newer subdivision: inspections, zoning overlays and renovation rules differ.

Which school district serves a Denton address?

Denton ISD serves the majority of the city. It has four comprehensive high schools, Braswell, Denton, Guyer and Ryan, plus two alternative high schools. Small portions of the city fall in Argyle, Krum, Ponder and Sanger ISDs.

Look up the exact address and confirm with the district's enrollment office before an offer. We make no statement about how any district compares with another.

How do people get around Denton?

Interstate 35E and I-35W rejoin near the UNT campus in southwest Denton to form I-35, and Loop 288 partly encircles the city. US 380 connects Denton to Frisco and McKinney to the east and Decatur to the west, and US 77 and US 377 pass through the square.

The Denton County Transportation Authority runs the A-train commuter rail with five stations that connects to DART's Green Line at Trinity Mills. The Downtown Denton Transit Center and Medpark Station opened in 2011. DCTA also runs the Connect local bus and on-demand GoZone service. Rail access makes some addresses more useful to commuters, so check the distance from the address to a station, not just the city name.

Denton Enterprise Airport sits about three miles west of downtown and serves cargo and charter flights, and Denton Municipal Airport hosts an annual air show. Noise from an airport can matter to a buyer, so visit at different hours.

Who employs people in Denton?

The city's top employers table on Wikipedia lists the University of North Texas with 5,100 employees, Denton ISD with 4,417, Peterbilt Motors with 2,000, Denton County with 1,803 and the City of Denton with 1,757. Denton State Supported Living Center, Texas Health Presbyterian Hospital Denton, Sally Beauty Holdings, Medical City Denton and Texas Woman's University follow.

Because universities and hospitals employ many people, demand for housing follows the school calendar. A seller who lists near August may see more renter and faculty activity than one who lists in December. We make no claim about timing or price.

What is there to do in Denton?

The Denton Arts and Jazz Festival is held at Civic Center Park and, per Wikipedia, draws over 200,000 people each year. Other events include the North Texas State Fair and Rodeo, Thin Line Fest and the Redbud Festival. Shiloh Field Community Garden covers 14.5 acres.

Festival weekends change parking and traffic near the square and campuses. If you are buying or selling nearby, visit on a festival day and a quiet day.

What do Denton buyers often miss about older homes?

Denton has homes from several eras, and the age of a house tells you what to inspect. A home near the square may predate modern wiring and plumbing standards, so ask for an electrical and sewer line inspection on top of the general one. A home from the 1990s or 2000s is often on its second roof and air conditioner. A newer edge home may still be under a builder warranty that expires on a fixed date.

Ask for the permit history, which the city can usually provide, and compare it with the work you can see. Unpermitted additions are a common surprise, and a buyer who finds one during the option period can ask for repairs, a price change or a release from the contract. If you are selling, gather permits and receipts first so the conversation starts from paper instead of guesses.

How does city government affect a Denton homeowner?

Denton uses a council-manager form. The council has a mayor, four single-member district members and two at-large members, with two-year terms, a limit of three consecutive terms and elections each May. The city sets zoning, rental registration and permit rules, so ask the city planning office what applies to an address, especially near campus.

What should an owner-occupant check when buying in Denton?

Use the list that fits your plan.

  • Near campus: ask about current tenants, lease dates and rental rules for the address
  • In an older neighborhood: a full inspection, with attention to roof, foundation and sewer line
  • In a newer edge neighborhood: whether a MUD or PID applies, with notice before signing
  • The school district for the exact address, confirmed from two sources
  • Distance to an A-train station if you plan to commute by rail

What should an investor check in Denton?

Rent and vacancy vary by street. The Census table on this page gives a citywide median rent for context only. Run your own numbers for the exact address and read the lease terms and local rental rules before closing. Student housing demand follows the academic calendar, and leases often start in summer.

How should Denton sellers prepare?

A seller with tenants must handle lease terms and notice carefully. A seller with a family home should compare against owner-occupied neighbors, not student rentals. Ask your agent which comparison set fits your street.

Gather receipts for the roof, HVAC and foundation work, order any HOA resale certificate early, and choose a lowest acceptable price before the first offer arrives.
