How do I choose a new agent after my DFW home did not sell?

By The Bauer Group. Published and sources checked October 28, 2026.

Short answer. Ask each agent to explain the same listing history, comparable homes and proposed changes. Compare the evidence and the work they will do, then review responsibilities and fees in writing. Confirm your previous agreement has ended before committing. A higher suggested price is not proof of a stronger plan.

Which questions reveal the quality of the plan?

Ask what they can establish from the record and what they still need to inspect or confirm. Request the reasoning behind comparable selections and any adjustments. A useful answer can explain uncertainty without replacing it with confidence.

Ask what should change before another listing and what can stay the same. If they recommend repairs or staging, discuss scope, costs and alternatives.

  • Which homes would a buyer compare with mine today?
  • What evidence supports the proposed asking range?
  • Which previous obstacles are confirmed, and which are hypotheses?
  • How will we decide whether the new approach is working?

How will the work and communication happen?

Discuss photography, listing accuracy, showing arrangements, feedback collection and offer review. Agree how updates will arrive and how decisions will be documented. Do not assume a service is included because another agent provides it.

Ask who will handle the listing day to day and who can answer contract questions. The written scope should reflect the actual team and services, without relying on an informal title or an unverified promise.

Which terms should you compare?

Read the proposed agreement, fees, duration, termination provisions and responsibilities. Fees are part of a service decision, but a fee comparison does not tell you the eventual sale price or net proceeds.

Have a Texas attorney explain legal terms you do not understand. Confirm there is no conflicting exclusive representation before entering a new agreement. A new agent cannot erase obligations from an earlier contract by promising to take over.

What evidence should you ask for?

Request relevant work samples and verifiable experience. A previous success is not a prediction for your property. Do not accept an unexplained volume claim or an anonymous success story as proof that the same outcome will happen for you.

Common questions

Should I choose the agent who suggests the highest price?

Ask how the price is supported. An unsupported high number may not serve your selling goal.

Should I keep my original agent?

Compare the evidence, communication and proposed changes. That is a property-specific decision, not an automatic reason to switch.

Can I sign before my old agreement ends?

Get advice on your actual contract and avoid conflicting obligations. This guide does not determine when you may sign.

Does The Bauer Group promise my home will sell?

No sale price, timing or completed transaction is guaranteed. Discuss services and terms before deciding.
