Working as an Agent in Wylie, TX: Three Counties and a Roof Story
Short answer. Wylie lies in three counties, Collin, Dallas and Rockwall, and each part has its own school districts. In April 2016 a hailstorm damaged an estimated 80% of the city's homes. On a Wylie file, check the county, the district and the roof.

- Special district: ask whether the address sits in a PID or MUD before the contract
One city, three counties
Wylie had 57,526 residents in the 2020 Census, up from 41,427 in 2010. It lies in Collin, Dallas and Rockwall counties, though most of it is in Collin County. The county sets the appraisal district and the taxing units for each home.
School districts follow the county line
Most of the Collin County part is served by Wylie ISD, and small Collin County areas fall in Community, Plano and Princeton ISDs. Dallas County parts are in Garland ISD. Rockwall County parts are in Rockwall ISD.
A buyer who says "Wylie schools" may mean any of those. Ask for the address and check the district yourself.
The 2016 hailstorm
On April 11, 2016, a hailstorm struck Wylie. The mayor's initial estimate, reported by NBC 5, was that it damaged about 12,000 of the city's 15,000 homes, or 80%.
Many roofs were replaced afterward. By our arithmetic, a roof replaced in 2016 is about ten years old in 2026. That is our reading, not a fact about any one home.
What to ask on a Wylie listing or offer
These questions are good practice on any home. In Wylie they matter more.
- When was the roof replaced, and was it after the 2016 storm?
- Were insurance claims made, and are the records available?
- Which county and which school district is this address in?

What this suggests
- 34% of homes were built since 2010, and the median home dates to 2006. It is a mix of newer neighborhoods and older streets, so you will work both kinds of file.
This is our reading of the numbers, not a Census statement. Every neighborhood differs.
