Working as an Agent in Little Elm, TX: Seven PIDs and Four School Districts

Short answer. Little Elm grew from 3,646 people in 2000 to 46,453 in 2020, and it has seven public improvement districts. Some parcels sit in more than one. On a Little Elm file, the special-district notice and the school district both come from the address.

From a lake town to a suburb

Little Elm had 3,646 residents in 2000, 25,898 in 2010 and 46,453 in 2020. It sits on the northern and eastern shores of Lewisville Lake, and it lies in Denton County. Recent investment has gone into the Lakefront district near Eldorado and Main Street.

That pace of growth means a lot of newer subdivisions, and newer subdivisions are where special districts show up.

Seven PIDs, and some parcels carry two

The Town of Little Elm lists seven public improvement districts: Valencia on the Lake, Rudman Tract, Hillstone Pointe No. 2, Lakeside Estates No. 2, Spiritas Ranch, Spiritas East and Valencia No. 2. They were created between 2013 and 2022.

PID assessments are billed on the annual property tax statement from the Denton County Tax Office. The town also publishes an FAQ for parcels that sit in two PIDs. A buyer in one of those homes pays two assessments.

The seller must give a written PID notice before the buyer signs a binding contract. Our Prosper and Celina page explains the rule and what happens if the notice is late.

Ask three questions on every Little Elm file

They take a few minutes and prevent the surprises that cost buyers and agents the most.

  • Which PID or PIDs is this address in?
  • What is the yearly assessment, and how many years does it run?
  • Which school district serves this address?

Four school districts

Four districts serve Little Elm: Little Elm ISD, Frisco ISD, Denton ISD and Aubrey ISD. Little Elm ISD mainly serves the original parts of town. A home a few streets away can sit in a different district.

Check the district for the exact address before you say anything about schools.

What this suggests

  • 55% of homes were built since 2010, and the median home dates to 2011. Most of your files will be newer homes: builder contracts, special-district notices and buyers who are new to Texas.

This is our reading of the numbers, not a Census statement. Every neighborhood differs.

Source: North Texas Real Estate Information System (NTREIS) single-family MLS data for July 2026, prepared by the Texas Real Estate Research Center at Texas A&M University. One month of data. Small cities have few sales, so figures can swing a lot from month to month. Sales by builders and sales not listed in the NTREIS MLS are not counted. Treat this as background, not a price for any particular home, and check current figures before you quote them.
