What this suggests
- Only 8% of homes were built since 2010, and 33% predate 1990. Nearly every file is a resale, so roofs, older systems and inspections matter more than builder paperwork.
- Only 54% of occupied homes are owner-occupied. A large share of homes are rentals, so landlord and tenant basics come up.
- 7% of housing units are vacant, more than in most places we cover.
- Its median home value is the second lowest of the 19 places with a page on this site, so buyers here are often more price-sensitive.
This is our reading of the numbers, not a Census statement. Every neighborhood differs.

Small cities have few sales, so figures can swing a lot from month to month. Sales by builders and sales not listed in the NTREIS MLS are not counted. Treat this as background, not a price for any particular home, and check current figures before you quote them.
The third-largest city in the metro
Arlington had 394,266 residents in the 2020 Census. It is the second-largest city in Tarrant County after Fort Worth, and the third largest in the metro after Dallas and Fort Worth.
Census Bureau estimates for the year to July 2025 show Arlington losing more than 1,000 residents, while Fort Worth added nearly 20,000. Arlington is a settled market. Growth is not what drives the work.
Five school districts
Arlington residents live in five districts: Arlington ISD, Mansfield ISD, Hurst-Euless-Bedford ISD, Kennedale ISD and Fort Worth ISD. A buyer's "Arlington schools" question has five possible answers.
Check the district for the exact address, every time.
A university and a stadium district
The University of Texas at Arlington reports more than 40,000 students, according to Wikipedia. AT&T Stadium (Dallas Cowboys), Globe Life Field (Texas Rangers) and an entertainment district sit in the city.
Both bring people, and both bring event traffic. Rentals near campus and homes near the venues attract different buyers than a quiet street on the south side. That is our reading. Learn a few areas well rather than the whole city thinly.
Getting around
Arlington was long the largest U.S. city without public transit. It has had limited options since: the MAX bus from 2013 to 2017, and Via on-demand service since 2017. Most clients drive, so commute and highway access come up in most searches.
